Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

This page is written for Fort Worth homeowners who have a Famco system and want to know what actually happens during an inspection, what we find on these units, and what it costs. Danny Cortes, our owner, has worked on Famco equipment across Fort Worth for years, from Fairmount bungalows to new construction near Chisholm Trail Parkway.

How Famco Products Fail – and How We Fix Them

Famco makes solid chimney components, but every brand has its patterns. Here’s what we see most often on Famco systems in Fort Worth homes:

  • Famco anchor plate rust-through. The galvanized anchor plates on older Famco chimney systems sit exposed to Fort Worth’s humid springs and sudden temperature swings. When the galvanization wears thin, rust creeps under the flashing and eventually opens pinholes. We see this on Famco’s air-cooled chimney lines in homes built in the 1990s and early 2000s. The fix is usually a replacement anchor plate and new storm collar, not a whole new chimney.
  • Locking band loosening on Famco sections. Famco chimney sections lock together with metal bands, and after years of heating and cooling cycles, those bands work loose. A loose band lets sections shift slightly, which breaks the seal and lets flue gases leak into the chase. During an inspection, we check every band joint by hand. Retightening and resealing takes under an hour in most cases.
  • Famco rain cap mesh clogging with creosote. The mesh screen on Famco rain caps does its job keeping birds out, but in Fort Worth fireplaces that burn a lot of oak and mesquite, that screen catches creosote fast. A clogged screen restricts draft and pushes smoke back into the house on cold starts. We clean the mesh during a standard inspection and flag it if the screen needs replacement rather than a full cap swap.
  • Famco firestop radiation shield gaps. The firestop where a Famco chimney passes through the ceiling is meant to keep heat away from framing, but if the shield was shifted during original installation, or if the house settled a bit, you get a gap that lets attic air into the chase. That air movement cools the flue and causes more creosote to condense. Our level 2 inspections check this specifically, because it’s almost never visible from below.
  • Termination cap warping on Famco air-cooled systems. Fort Worth sun does a number on the outer shell of Famco termination caps. Over a decade or two, the metal warps enough that the cap no longer drains properly in heavy rain, and water finds its way down the flue. We can often straighten and reseal an original Famco cap, which keeps your system OEM and costs less than a replacement.

Our Famco Chimney Inspection Process

When you schedule a Famco inspection with Kindling Chimney Fort Worth, here’s exactly what happens:

  1. 1
Call and scheduling. A live person answers at (682) 382-9934, takes your address, and asks a few questions about your Famco system and how often you use it. We book a time window that works for you, and we don’t send someone out without confirming the day before.
  2. 2
Arrival and home protection. Our technician shows up in uniform with shoe covers and drop cloths. Before anything else, we walk the area around the fireplace and the outdoor chase, lay down protection, and ask about any furniture that might be in the way. Nothing gets moved without asking.
  3. 3
Level 1 or Level 2 inspection. For a standard annual checkup, we run a Level 1 visual inspection of the firebox, damper, flue, and exterior termination. If you’re buying or selling the home, or if there’s a draft problem, we run a Level 2 with a camera down the full flue. Famco systems get extra attention at the anchor plate, locking bands, and firestop shield because those are the points that fail first.
  4. 4
Camera report and walkthrough. You see the footage. Danny or one of our techs will show you exactly what the camera saw, tell you what’s normal, and what actually needs fixing. Nothing gets recommended without visual evidence you can see for yourself.
  5. 5
Written price before work. If repairs are needed, you get a written price before any tool comes out. No pressure, no “while I’m here” upsells. You decide what gets done.
  6. 6
Cleanup and documentation. After any work, we photograph the clean-up and send it to you. The fireplace area looks like we were never there, except it’s clean and working correctly. Every Famco inspection is backed by our 365-Day Done Right Promise.

What Famco Chimney Inspection Costs in Fort Worth

Here’s what Fort Worth homeowners can expect to pay for different levels of Famco chimney inspection and the common repairs that follow:

  • Level 1 visual inspection (standard annual checkup): $189
  • Level 2 camera inspection (real estate, performance issues, after a storm or chimney fire): $249 to $349
  • Level 3 inspection (requires accessing concealed areas, typically after structural damage): $500 to $1,200 depending on what needs to be opened
  • Famco rain cap screen cleaning or minor band retightening (done during the inspection): typically $40 to $90
  • Famco anchor plate replacement with new storm collar: usually $275 to $450
  • Full Famco termination cap replacement: $300 to $600 depending on the flue diameter

What moves the price most is access. Roof pitch and chase height matter. A single-story roof with a straight ladder is quick and simple. A two-story home with a steep pitch takes more time and costs more. We tell you the price before we climb, and the estimate is free when you call (682) 382-9934.

Why Fort Worth Homeowners Call Kindling Chimney Fort Worth for Famco Work

We work on Famco chimneys all over Fort Worth, and we’ve learned that homeowners want the same thing from a chimney company that they want from any trade: a straight answer and a clean house when the job is done. The Cedarwell Care Promise means shoe covers and drop cloths go down on arrival, you get a written price before any work begins, and we photograph the clean-up before we leave. Every job is covered by our 365-Day Done Right Promise, so if a repair doesn’t hold, we’re back to make it right. Danny Cortes spent years learning how Fort Worth fireplaces behave, and our techs are background-checked and in uniform on every call. We also work with DuraFlex, HeatShield, and Gelco components, so if a Famco part is discontinued or no longer the best option, we’ll recommend what actually makes sense for your flue, not what’s easiest for us to install.
